Located in Larimer Square’s newly announced “Walkway”, the restaurant, designed by Sullivan-Guard, will be a sleek and intimate 20 to 30 seat space featuring Chef Guard’s style of clean, simple, yet sophisticated food. “It will be TAG’s concept of bold flavors but with a raw twist,” explains Guard.

Featuring a full bar and a boutique wine list, the proximity of the two restaurants will allow for collaboration and a sharing of the TAG family’s talent, but Guard explains that the cuisine at RAW BAR will remain autonomous from its parent restaurant. Dinner will feature fresh seafood such as oysters and sashimi while lunch will specialize in “Grab-n-Go” options such as sushi, edamame and fresh salads.

“We’ve been approached several times over the past year by entrepreneurs looking to pitch us different projects,” says Sullivan-Guard of the decision to open a second restaurant on Larimer. “But this neighborhood’s been good to us and Troy and I are excited to continue our success on the Square.”

TAG | RAW BAR is scheduled to open in early 2011.

Located on the north side of Larimer between Cry Baby Ranch and Al’s Barber Shop, the Walkway connects the Larimer Square Parking Garage to the Square. The seven boutique spaces range from 400 to 700 square feet.

Two retail concepts have already signed leases in the Walkway. Denim One will open its first retail location on the Square and a second space has been claimed by chef Troy Guard and wife Leigh Sullivan-Guard for their second Larimer Square restaurant concept — TAG | RAW BAR.

Construction on the Walkway has started and delivery is set for November, just in time for Larimer Square’s holiday promotions. Sisto’s Salon and Larimer Square Dry Cleaners will remain open during construction.

“We designed the Walkway in response to retailer demand for small boutique spaces,” said Jeff Hermanson, chief executive officer for Larimer Associates, the Denver-based real estate investment and management firm that operates Larimer Square. “Over the years, we’ve created quite the niche of locally-owned boutique shops and restaurants on this block, and the Walkway will allow us to cater to those who want to be added to our list of specialty retail.”

Inspired by the current fashion scene, the Walkway will feature state of the art lighting including in-lay floor lights and led energy efficient lights and floor-to-ceiling, butt-jointed storefronts. The spaces will be fully constructed, ready for boutique retailers to fixture and inventory.

“The Walkway is ideal for new retail entrepreneurs, such as niche fashion, accessories, handbags and artisan gifts,” said Pat McHenry, partner of acquisitions and leasing for Larimer Associates. “We use Cry Baby Ranch as the perfect example of the potential for new retail concepts in the Walkway. Shop owner Roxanne Thurman opened her store as a temporary kiosk on Larimer Square 21 years ago and after two expansions the place has transformed into one of Denver’s most beloved shops.”

The Walkway addition comes at the heels of a wave of new leasing activity on the Square. In the past six months, the Square has leased more than 20,000 square feet of retail space. Boutique shops Goorin Bros., Posh and Blush opened their doors earlier this year. Euclid Hall Bar & Kitchen, a new concept from Denver restaurant duo chef Jennifer Jasinski and Beth Gruitch, opened last month. Construction on Ocean Prime, an upscale seafood restaurant, has started on the Graham Building (formally Z Gallerie). Delivery of the almost 10,000-square-foot restaurant is set for January 2011.
